The following is a basic outline of the main stages in the development of your building plans

You are kept fully informed during each stage of the process.

Not all details are mentioned here as there is a lot more involved in the day of a Building Designer.

PROCESS

FIRST CONTACT 

To make the first move, you are more than welcome to phone or email Malar Design for a free, no obligation quote. If required, I will come to your place to inspect and clarify your requirements at no cost to you. Soon after, you will receive a detailed quotation with an outline of all the stages of the design and drafting process. The next decision is yours.

 

FIRST FORMAL MEETING 

Should you decide to go with Malar Design for your building plans, we hold our first formal meeting usually at a venue of the client's choice or at the proposed building site. This meeting can take from one to two hours. If permitted, we will inspect the site and take photos, measurements and other details.

 

Topics discussed will cover your ideas about the design (so come well prepared) and suggestions of where the design may be improved. We will also complete the Contract of Engagement and arrange payment of the deposit.

 

DESIGN PROCESS 

This process is set in motion with information gathered during the quotation process and the first formal meeting. An initial draft design of the construction work is developed as a starting point.

 

Several subsequent meetings may occur during the design process, depending on the client's requirements. At the end of this process, you will receive two copies of:

  • fully dimensioned floor plans;
  • elevations of all sides;
  • 3D isometrics from at least two aspects; and
  • a window & door schedule.

 

Before proceeding to the structural plans stage, it is advisable to use the design plans to obtain budget estimates from your builder to make sure the proposed works are within your budget.

 

STRUCTURAL PLANS PROCESS 

Once the design is settled and approved by the client, the structural plans can go ahead. This is a very complex process so any further changes to the design may incur an extra cost.

 

Some third party consultants may also be involved such as Soil Test Services, a Surveyor, Energy Star Rating Consultant, Structural Engineer or Interior Decorator. The client must first approve the use of any third party consultants as extra charges will apply. At the end of this process, you will receive the finished building plans.

 

CLIENT APPROVAL STAGES 

At the end of certain stages during the process, the client must sign off for the next stage to commence.

 

  • 1. Approval to commence the job occurs when the contract is signed and the deposit paid.
  • 2. The client signs off at the conclusion of the design when both parties are satisfied. A progress payment is paid at the end of the design stage. This paves the way for the structural plans to commence.
  • 3. Upon completion of the structural plans, a meeting is held where the client is fully briefed on all aspects of the plans and the handover takes place. The final payment is made at the end of this stage.
  • 4. Signed approvals are also required where third party consultants are to be engaged.
